How it works
- Choose an area. Each area has a typical price range for a long let (one year or more).
- Choose the size of the home. Studio, 1, 2 or 3 bedrooms.
- Choose the kind of home. Basic is an older flat, Standard is a normal modern flat, and High-end is new, with a view, pool or extra space.
- See the estimate. You see the typical monthly rent and a price range. We also show the money you need to move in: the deposit, the first month and the agency fee.
The prices are estimates for 2026, based on public listings and rent reports. Real prices change with the season, the exact street, the view and the condition of the home. Short lets (under 6 months) usually cost more.
Frequently asked questions
How much is rent in Malta in 2026?
A 1-bedroom apartment usually costs about €550 to €800 a month in Gozo and the south, €700 to €1,050 in central towns like Birkirkara and Msida, and €1,100 to €1,600 in Sliema and St Julian's.
What do I pay when I move in?
Usually one month's rent as a deposit, plus the first month of rent. If you use an estate agent, the tenant often pays an agency fee of about half a month's rent plus VAT.
Is the rent contract registered?
Yes. Long-let contracts must be registered with the Housing Authority. Ask your landlord for proof of registration. You need it for some benefits, such as the rent subsidy, and for your residence permit.
Are bills included in the rent?
Usually not. Water and electricity (ARMS) are paid separately, and some landlords add a service charge. Internet is normally in your own name. Check the contract before you sign.
Where is the cheapest place to rent in Malta?
Gozo, the south of Malta (such as Żejtun, Marsaxlokk and Paola) and the north (such as Mellieħa and St Paul's Bay) are usually cheaper. Sliema, St Julian's and Valletta are the most expensive.
Can I negotiate the rent?
Often, yes, especially in winter and for a longer contract. Asking for a small discount, or for repairs before you move in, is normal.
